2004 E 12th #A

I posted basically this exact same listing backing in January (except it was unit #B) but since then three things have happened that make me want to share this again. #1 While wandering the neighborhood finishing my beer post Sam's BBQ I ran into the owner and he was super cool and had a beer with me. #2 He showed me around the inside, and let me tell you people, this place is well done. #3 That price. Seriously, well designed modern new construction for $270 a sq. ft. That's a steal.

Price: $449,000

Details: 1,650 sq. ft.  3 Bed, 3 Bath

Now for something a little different. This sub 500 sq. ft. bungalow in East Austin is absolutely adorable. It's like the dream cabin you've always wanted, only right smack in the middle of my favorite neighborhood. Is it crazy to think you can sell a 450 sq. ft. house for $300k? Time will tell.

Price: $299,000

Details: 452 sq. ft.  1 Bed, 1 Bath

There is no shortage of duplex infill in east Austin. Unfortunately the majority of them set the bar pretty low both in architectural style and interior finish out. It's with that context that I'm happy to see some of the details on this listing. Sure, they let a little mosaic tile slip into one bathroom, but most of the tile is actually quite good. Also, grain matched cabinets everywhere is a much appreciated detail.

I love a house that isn't afraid to show a little personality. This deep east Austin remodel has some nice elements that liven it up. The bright turquoise concrete screen by the car port might be my favorite thing about it, but those vaulted wood ceilings are pretty great too.

Price: $310,000

Details: 1,041 sq/ft, 3 Bed, 1 Bath
