Let's be honesty, most people myself included use the term "mid century modern" pretty loosely. This house however, is exactly what I picture in my mind when I think of mid century. Unfortunately I don't know the original architect (drop me a line if you have any info) but this houses did receive a thoughtful remodel by Paul Lamb a few years ago, as well as landscaping by Big Red Sun.

2807 Wade : Fehr & Granger

It's crazy to see 1.5 million dollar homes where my first instinct is "it's got really good bones". This listing has more than just good bones (and location) going for it, it also has some great pedigree. It was designed by Fehr & Granger, one of my favorite MCM architects in Austin.

Thanks to Curbed Austin for all the kind words about my site, and for bringing this one to my attention.

This modern at heart remodel in Tarrytown is a bit on the traditional side of my taste. That being said, there is a lot of great things going for this house, least of all is the huge 1/4 acre landscaped lot. Great value for that neighborhood here.

1212 Castle Hill #3

I'll freely admit I'm a little obsessed with the Castle Hill condo's. They are all like those Ikea rooms that show how you could live in 400 sq. ft. This unit has a particularly good looking layout. I really like how the kitchen in tucked in the side, it would be even better if it you could close some sliding doors and it would disappear.

Price: $275,000

Details: 491 sq. ft. Studio, 1 Bath

We all love luxury properties, but let's be honest, not all of us have 2 million dollars to throw down on a space. One of the questions I get asked the most often is whether or not I work with people with smaller budgets. The answer is of course! The hard truth though is with a limited budget you need to pick which aspect of your dream home you are willing to compromise on; square footage, location or style. I'm a huge proponent of ditching the size in favor of the others, and that's why I love this listing. The location is minutes from Josephine house and other adorable Clarksville institutions, the style has all the potential in the world, and it's hard to beat that price.
