This is just another friendly reminder that if you are willing to drive a bit outside of town you can get a lot of value for your money. This updated 90’s ranch with vaulted wood beam ceilings on a 1/4 acre will cost you about the same as a 2 bed, unit B in town.

This might just be the least expensive Lake Flato designed house ever. It’s part of 18 hill country homes just outside of Wimberly that is being dubbed “Hacienda Grove”. Good clean design and gorgeous grassy views, what more could you ask for?

Simple, attractive and affordable. What more could you ask for. This 1980’s home is looking fresh to death after a complete remodel. I have to say for an 80’s house the architecture is pretty great too.

Nothing modern about this but damn if that’s not a little slice of heaven. The beautiful views on a deep section of the Blanco River are what drew me in, but the artist studio (house?) and stone greenhouse are what sealed the deal. The main house is surprisingly honest and simple for 1985 construction as well.

Here’s a super interesting project designed in the late 90’s by Houston based architect Burdette Keeland (and completed two years before his death). Dubbed the “train wreck” house as it resembles three separate train cars haphazardly connected it’s essentially two separate homes connected by a shared public space. While it’s a tad bit “contemporary” for my taste, it’s still a really solid project considering it’s over 20 year old. The indoor outdoor connection and siting along the Blanco River is particularly on point. This one would be great for a multi-generational family situation.

Details: 2,742 sf, 4 Bed, 4 Bath (13 acres)
