Ok, so this one is clearly not modern. I grew up in a home that was also built in the 1890’s so there is a bit of nostalgia here for me, plus modernist or not you have to admit that this is a beautiful property. Plus who ever would have guessed that this was on the east side?

I’ve always thought that the SOL houses offer a great compromise of price, design and location. We have seen an increase in pricing as that location becomes better and better but they are still a good deal. As far as the design goes, I’d say it’s holding up great for a 7 year old home.

This will be a very interesting one to watch. Don’t get me wrong, I think it’s a very well done east Austin compound. Both the 1,600 sf main house and the 1,100 sf secondary house are well done, better than most in fact. The whole thing was actually for sale this spring for $850k (and didn't sell) so I don’t understand why the new price increase.

Um, how adorable is this little bungalow? I absolutely love the use of the smooth stucco both inside and out. It's a nice balance for all the ship lap. The best thing of all may just be the HUGE yard though, so much potential there.
