2209 Willow #A

It's no secret that I love East Austin, and while I really like my neighborhood if I had my choice I would be in Holly. There is just something about crossing that Cesar Chavez corridor that makes if feel more secluded, and the huge influx of restaurants and bars in the area is pretty handy too. Being close to the ladybird lake trail is just icing on the cake. All of that is to say, this house is in a good spot. :)

Another great little spec unit from architect Don Harris. This one is actually the smaller unit B of the condo regime, but I think I actually prefer it to the main house. You'll see some similar interior details to the Fontana house I posted two days ago. This is also one of the first spec builds I've noticed that benefit from last years increase from 850 sf to 1,100 sf on accessory units. That extra 250 sf makes such a difference for these smaller houses. Bonus point for all that great outdoor space.

OK, I'll be the first to admit that these "tetris house" designs from the original Agave build out don't have the best curb appeal. That being said, the floor plans are decent and the build out quality on the inside is as good as anything in Agave. At this price point it makes it about the cheapest modern house you can buy. That something right?

Here's a nice little detached condo setup designed by Don Harris. I like the massing and the roof overhangs on the front unit a lot. The good stuff continues on the inside too with some nice materials and plenty of light wood flooring which even finds it's way onto walls and ceilings.

2603 La Ronde : Herbert Crume

Looking for some sort of good news today? One of my favorite houses in Austin is officially for sale now and has an improved price from when I shared it last year. It's honestly one of my favorite properties, impeccably finished and furnished. Credit goes to Herbert Crume for the original design, and the current owners for the restoration. Just up the street from yesterdays house at almost half the price is this little guy. Sure it isn't as big and the architecture isn't quite as good but on the plus side it's not a condo and it has some absolutely amazing views. This thing has decks for days...
