Last week before it hit the market, I had the chance to walk through this house designed and built by Austin based Minguell-McQuary. I was pleasantly impressed. It's so rare to see a house on the east side that is this well detailed architecturally. It's the little things, baseboard details, metalwork etc that really make this place.  Here's to hoping that good design really can command that kind of price. Fingers crossed.

I just walked through this home, and I'm 90% sure it was designed by Emily Little. The floor plan is almost identical to the Emily Little designed Agave home I sold earlier this year. Like that home, this one has some lovely airy public spaces, but add to that an amazing location. Walking distance to Gourmands, Lost Wells, Bar 2211 and the new commercial and restaurant space coming soon on Webberville. All that accounts for the nearly $200,000 premium over Agave. Location people. It makes a HUGE impact on home prices.

I'm a huge fan of Agave. I think it's Austin's most affordable modern neighborhood, and it's my go to for clients wanting a modern home for under $300,000. That's why I was a little surprised to see the price tag attached to this Agave home. Sure it sale price sets itself apart from the rest of the homes (it's almost double the average home price in Agave) but it also sets itself apart in other important ways. First it's huge by Agave standards where most homes are under 1,800 sq/ft. It has also had some significant upgrades done inside. I'm just as curious as you to see what it ends up selling for.
