2401 Santa Rosa

Well isn’t this house just a breath of fresh air? Santa Rosa street is a favorite of mine, all the lots are 1/2 the normal size and therefore all the houses are tiny too. This little guy maximizes his space best as they can, but if you would rather a bit more indoor space vs outdoor you could always look at Santa Rosa Condos just down the street. About the same price will get you a 1,200 sf 2 bedroom condo.

Is there such a thing as too central of a location? JK, I used to live a couple blocks from here and I loved it. Great access to restaurants and bars and Lady Bird Lake for those leisurely strolls. I love the interior on this one, though its too bad the kitchen and bathroom aren’t as good as the staging.

The is an interesting little ADU (accessory dwelling unit or granny flat). Because of the small footprint most of them opt for living / kitchen downstairs and two bedrooms upstairs. It looks like this one has one up and one down. I haven’t seen this one in person, but I like the idea of the 2nd floor living room .

These modern farm houses are a dime a dozen these days, or in this particular case one for a million. I sometimes complain that they are boring and all look the same, but it’s a good problem to have. They are still a huge improvement over the “modern” homes most spec builders were doing 5 years ago.
