I've written before about the crush I have on SOL. It's a great value for east Austin and as the area gentrifies more and more, it's getting much closer to all the great restaurants and night life that I love about the area. I have a feeling this one will go fast.

MX3 has definitely stepped up their game in the past year or two. Gone are the gaudy multicolored houses and in are simple white structures. While the architecture still isn't as good as an architect designed house they do have a lot of value. I was sad to see the little houses on this stretch of 6th go, but this once undesirable location is now about as good as it gets.

It's no secret that I love East Austin, and while I really like my neighborhood if I had my choice I would be in Holly. There is just something about crossing that Cesar Chavez corridor that makes if feel more secluded, and the huge influx of restaurants and bars in the area is pretty handy too. Being close to the ladybird lake trail is just icing on the cake. All of that is to say, this house is in a good spot. :)

I love these old-timey modern flips. Lot's of character in the materials used, but overall the spaces are pretty clean and modern. This one is part of a condo regime where a new home will be built in the back yard. I hope this is a trend that we see more and more of as the prices of tear downs continue to rise.

I got a lot of love for these little SOL houses, and while $400k isn't the bargain price these used to go for $250 a square foot in east Austin still isn't bad. This one looks like it is one of the larger ones KRDB built in phase one too.
