Despite the less than stellar photos this modern new construction in East Austin sure didn't stick around for long. It's been on the market for 4 days and already has multiple offers. While that sounds like a standard story for Austin, things are slowing down a bit which makes this a bit of a surprise. Just goes to show, if it's price right (and this one is) and well designed it will move quick.

I love these creative flips, and in a city full of creative people I'm always surprised that we don't see more of them. This one takes a very typical, simple east side bungalow and breathes life into the space. While the price per square foot is pretty high the small front house does mean that you could potentially add another structure down the line.

I love a dark house. There is just something dramatic about it. This one may be drama on the outside, but it's all light and airy on the inside. What do you think about the price though, is $800k in deep east Austin too crazy?

SOL doesn't get as much attention as Agave despite the similarities, but it's got plenty of good stuff despite it's much smaller size. This house is a good example of what SOL has to offer. Smaller than Agave homes and though not really much cheaper, it still looks like a pretty good deal based on it's closer in east Austin location. Also, hats off to the owners of this one for a solid furniture collection. I'd almost forgotten how good that DCM looks.

Don't judge a house by it's size. This 850 sq. ft. casita by Architect Jen Weaver has a whole lot of action smartly packed into a small space.  The price per square foot is high, but I'd say this house is setting a pretty high bar for accessory houses. Besides the great design, this house also happens to be right in the heart of one of my favorite neighborhoods in Austin.

This house has been for sale for a bit over a month, but a hefty price reduction make it worth a second look.  It's also a really great example of how to update and expand an old home. In 2009 this was a 850 sq. ft. house built in 1951. Thanks to some handy work by architect Richard Weiss it's now more than double that, and handsome as ever.
