I like this listing for a few reasons. First, this is not the first "modern" home in the 1,700 sq/ft range to list in the $650k+ range. While this is a crazy price, it seems the market is supporting it, which bodes well for my new build next summer. Second, while the house isn't particularly interesting or compelling from the outside, I like that they took some chances on the inside. Definitely a love it or hate it interior.

Another East Austin modern at heart charmer. This home is full of inexpensive, but very thoughtfully executed details. For example they take advantage of all those wonderful windows, but maintain privacy by putting roller blinds one pane below the top. That way you can close them, have privacy, but still let light in, and see out. Brilliant!

Last week before it hit the market, I had the chance to walk through this house designed and built by Austin based Minguell-McQuary. I was pleasantly impressed. It's so rare to see a house on the east side that is this well detailed architecturally. It's the little things, baseboard details, metalwork etc that really make this place.  Here's to hoping that good design really can command that kind of price. Fingers crossed.
