5947 Highland Hills : O. Carl Happel

My latest listing is a true mid century modern gem. It was designed by UT staff architect O. Carl Happel for his family in 1966. He would live there with his family for nearly 4 decades. The home is unique, featuring 8' doors and 9+ foot ceilings in the lowest areas. It also is an upside down floor plan with the living room, kitchen and bedrooms all sitting on the top story in the tree tops. The front door is accessed via a wide bridge that connects it to the street.

What an absolutely stunning mid century modern home. That huge wall of glass in the tiered living / dining room is fantastic. The home was built in 1961 and remodeled in 1993 and it's hard to tell which part was done in each phase. My guess is that those windows weren't original.

I'm always surprised that there aren't more mid century modern inspired new builds. If you were going to pick someone to do it, Clayton and Little would be a good pick thanks to their vast experience with historic preservation and adaptive reuse. I the warm brick and wood used in this project, and I think clerestory windows are always delightful. This project does an incredible job of walking the line between modern and mid century modern.

The market for luxury modern farm house homes continues to be strong. This spacious house sticks to a simple formula of white walls and dark floors and cabinetry. It might not be the most creative but as long as you get the details right it's a perfect base to add on to.
