Here's a nice little 78704 home for sale designed by architect Richard Weiss. This one is all about restraint. There isn't anything really over the top in the design, it's just good simple detailing all the way throughout.

Price: $575,000

Details: 1,818 sq/ft, 3 Bed, 3 Bath

Ok, two things here. First off hats off to Moore Tate for being one of the first to do the modern farmhouse in Austin. This 2012 version is just as fresh and relevant as their first, which to me is always the ultimate test of a modern home. Second, this house comes with a private membership to the pool and bar at Hotel St Cecilia. I had no idea that was even an option. Clearly I've been living my life all wrong. Mind. Blown.

Price: $1,395,000

This house is the quintessential Austin designed house. It started as a mid century bungalow but through an extensive remodel, and a lot of Austin inspired design, it's now your own personal paradise. As good as the interior is though (and it's really great) it's that back yard that's got me weak in the knees. It reminds me of Hotel St Cecila which is about the highest compliment I can pay it.

From the heart of Zilker, a classic A. D. Stenger home. Over the years it's seen some updating and an addition. From first blush, it looks like it was done well.  It also appears to have a full walk out basement, which along with the addition pumps the square footage (and price) up significantly.

A bold kitchen can completely transform a space, and I'm absolutely in love with the live edge slab island in this house. The rest of the details are quite good as well, but that kitchen is really the icing on the cake.
