Last week before it hit the market, I had the chance to walk through this house designed and built by Austin based Minguell-McQuary. I was pleasantly impressed. It's so rare to see a house on the east side that is this well detailed architecturally. It's the little things, baseboard details, metalwork etc that really make this place.  Here's to hoping that good design really can command that kind of price. Fingers crossed.

I just walked through this home, and I'm 90% sure it was designed by Emily Little. The floor plan is almost identical to the Emily Little designed Agave home I sold earlier this year. Like that home, this one has some lovely airy public spaces, but add to that an amazing location. Walking distance to Gourmands, Lost Wells, Bar 2211 and the new commercial and restaurant space coming soon on Webberville. All that accounts for the nearly $200,000 premium over Agave. Location people. It makes a HUGE impact on home prices.

It's hard not to love a house as well decorated as this one. Besides being full of MCM goodness (Womb chair, Eames LCM and hang it all, Nelson lamp and eye clock and that's just one room!) the home has some solid finishes too. I love the kitchen with it's marble countertops, grain matched cabinets and the pop of blue in the tile. The rest of the house is equally tasteful with quality finishes as well. It's interesting that they don't include any great shots of the front of the house. Don't let that fool you though, I've seen it and it's quite nice.

This little East Austin home is sort of like the older brother of modern infill on the east side.  It was built in 2009 when things where in the early stages of ramping up over here. I've walked past this home several times in the past, and it's a total sleeper from the street. It sits quietly nestled behind a fence, with a nice private yard. Inside is a nice blank slate. White walls, dark floors and some nice finishes. The price seems quite reasonable compared to the majority of other overly inflated east side prices. This one will go quick.

While it seems crazy to see house prices in East Austin pushing over the half a million dollar range it is good to see homes like this on the market. First, the Holly neighborhood is pretty much my favorite East Austin location. It's close to the lake, and the Cesar Chavez corridor makes it feel a bit isolated (in a good way) from the rest of East Austin. All this while being incredibly close to both downtown, and East 6th. This particular home is rare for a few reasons, first, it's not some bland faux modern infill, but it's also over 2,000 square feet, something hard to come by in the area. The interior has been very nicely updated as well. All this for a fairly typical east side updated price of around $300 a square foot.
